Risk 3:
Roof coverings:The roof covering is in quite poor condition with several slipped and missing tiles noted to each slope. We reco妹妹end that you instruct a reputable Roofing Contractor to attend the property and provide a quote, prior to purchase, for the cost of effective repair work to ensure a weathertight roof covering.
The mortar bedding and pointing to the ridge tiles is deteriorating. Some areas are worse than others. In order to reduce the possibility of wind uplift it is reco妹妹ended that the ridge tiles are lifted, cleaned off and then rebedded on new mortar.
There is no provision for ventilation of the roof space. Depending upon whether the roof is underfelted, you may need to provide ventilation to prevent condensation from affecting the roof timbers. The Roofing Contractor should provide further advice on this matter.
Bay Window.
The front bay window has a pitched roof section which is clad with plain clay tiles. A number of these tiles have slipped and require re fixing.
Porch.
The roof to the porch is of a dual pitched design, and is pitched from side to side. It is alcad with plain clay tiles, a number of which have slipped and require re fixing.
You should note that the electricity board reco妹妹end an electrical test every ten years or at each change of ownership and we reco妹妹end that such a test must be carried out by an NICEIC registered electrician prior to exchange of contracts in order to ensure that the installation is safe and to establish the cost, if necessary, of having it upgraded to current standards. Condition rating 3.
3.There is a mains gas supply. There is an old style gas meter below the stairs, which appears adequately bonded. A fixed vent should be fitted to the understairs cupboard.
All gas appliances, pipe work and flues should be the subject of an annual service by a competent engineer i.e. a member of Gas Safe (Council of Registered Gas Installers); works to gas appliances etc by unqualified personnel is illegal. We saw no evidence to confirm that there has been annual servicing we would reco妹妹end that you co妹妹ission such a service prior to use to ensure safe and efficient operation. This is a safety risk (see J3).
There is a gas fired central heating system, fuelled by a Worcester 28i Junior combi boiler.This serves pressed steel mixed aged radiators throughout the home.The vendor has advised that the combi boiler has been serviced annually and was last service 9 months ago. We have not seen documentary evidence of this. You should obtain documentary evidence that this is the case. In the absence of such evidence, it should be tested by a Gas Safe egistered Engineer prior to purchase.
This should extend to all gas appliances.
The combi boiler is of some age and will perform in a relatively inefficient manner.
Risk2:
Rainwater goods comprise PVC gutters and down pipes.Vegetation growth was noted to the rear gutter, and staining was noted to the brickwork below, which indicates that they may be overflowing during heavy rainfall. They should be cleared of debris. Misalignment was also noted to the gutter serving the porch and this requires attention.

我家Roof以前房东修了一下,花了10k,个别老房子换个新房顶都未便宜,能够斟酌和房主谈谈价钱。煤气,电甚么的都是surveyor的对比抽象和cover本人责任的民间说法,其实不重大,只是你要和房主谈谈,看看他能不克不及找到service的paperwork。你家的电路还算对比新的,个别没甚么问题,假如不安心能够找电工和煤气工去再做一个service,或者要求当初的房东做,看你本人怎么斟酌了。roof是可能对比花钱之处

你帮房主省了不少银子啊。修房能修上身也不修下身,太贵了,survey 完了,就是再杀价的时分,为何不杀。
