房子连接阳光房的门上方有个一米多长的裂缝,building survey里根本没提。请大家帮我看看这严重不严重?

With regard ……, we have purchased the property and come upon an issue with the physical integrity of the building.
There is an approximately 1 meter long separation of support brickwork above the conservatory doorway from the house which was not mentioned in the survey.We are extremely worried about discovering this as it might possibly result in injury to one of our family or damage of house structure and will of course be an unforeseen expense on our part that should have been outlined in the survey.
We would have under no circumstances purchased a property in such disrepair. Might you contact me regarding a satisfactory outcome or solution to the above?

Thank you for your email and we would kindly respond as follows:
Settlement / hairline cracking is noted to mortar joints above the rear door opening between the main building and the opening to the conservatory. From our single inspection on 11th April 2014, this was found to be consistent with the building’s age and general lack of maintenance and not to be of structural significance. You are advised to make good the cracking and monitor over the next six month period.
Further to the above, however, and with reference to the Survey Report we would also kindly refer to the comments below:
Ø Section E4 on page 17 confirms that, having noted the cracking to mortar joints above the rear door into the conservatory, there was no evidence of significant structural movement:
No evidence of significant structural movement was noted to the main building although some routine expenditure is required consistent with the building’s age.
The abovementioned routine expenditure relates to making good the cracking and monitoring over the next 6 month period.
Ø Section J1 on page 35 of the report advises that:
The property is located upon a soil with a clay content and this can have an adverse effect with regard to movement. The possibility of future movement occurring cannot be ruled out.
Ø Section E4 on page 18 of the report advises that:
… the need for eventual wall tie replacement in the medium term must be anticipated and you are advised to obtain a wall tie specialist’s report prior to legal commitment to purchase
It is anticipated that the above advice was acted upon and that a wall tie specialists’ report was obtained prior to legal commitment to purchase.
In this event any cracking to mortar courses will have been commented upon by a specialist firm and you will have been advised as to whether it was structural. Remedial work will have been budgeted for, having obtained a specialist’s report prior to purchase, and there will be no unforeseen expense post purchase.
Ø Section E7 on page 19 of the report advises that:
The Conservatory has been poorly installed and is unlikely to have the appropriate permissions from the local council.
If appropriate permissions had been given, there would also be a completion certificate, indicating that works had been overseen by a suitably qualified structural engineer and that adequate support had been provided where necessary – more notably above door openings. You were further advised that:
If these do not exist, you should ask an appropriately qualified person to assess its suitability.
It is assumed that if documentation relating to planning permission; building regulation approvals; a completion certificate and regular inspection by a suitably qualified structural engineer is not available, then an appropriately qualified person’s assessment was sought and gained prior to legal commitment to purchase; in which event there will be no unforeseen expense post purchase.
Ø Page 78 of the report advises that:
All properties settle to some extent and this can show as cracking and/or distortion in walls. Very often minor settlement is not of great significance to the building as a whole.
In summary, further investigation prior to purchase has been advised within your report and it appears that this advice has not been heeded.
It is regrettable that the advice to obtain pre-purchase specialist’s reports has been ignored, in light of which we cannot unfortunately offer any post-purchase advice or liability in this matter.

呵呵,你说你找的surveyor有什么用?平时拿些套话放到报告里,一旦出现问题,就又推的一干二净。

Thank you for the information, however, I still am unaware as to where in the report visibly obvious cracking to mortar joints above the rear door into the conservatory is specifically mentioned.

Indeed, though it is entirely reasonable that insecure or dangerous stonework located over a portal or doorway is a priority point that should have been outlined clearly and concisely.

I would be obliged if you would forward copies of your wall tie contractor’s report and verification that all usual planning and building regulation approvals have been gained with repect to the conservatory, as advised within your survey report, upon receipt of which further comment can be made.

我是说这个裂纹旁边更大些的墙面面积,要整体上看。

如果你说的是门上面,感觉是门上方的横梁(lintel)太weak(或者就没有lintel),变形以后上面的砖就出裂缝了,这个conservatory是做的不怎么样。
你贴上来的对方的回复里面说,suvery report里面提到过(1)有裂缝但不影响structure,(2)conservatory是badly done。
你现在最好找个builder或者structural engineer去看看这样可以扯的清楚一些。

这是个双体墙,lintel装在内墙,外墙靠wall tie捆绑内墙提供结构支撑,评估师说得是没错的,当前需要wall tie报告。
评估师只是向你提供参考报告,她是不会承担责任的,评估合同一定会有条款免责。这好比一个单位的法人可以有好多手下提供决策服务,但商业风险最后都是法人承担。
我读过一些评估师跟客户的交流,我觉得你用的这位还算是客气认真的。当然,我也理解你的心情。
从现象看,只是砖缝裂,并没有砖本身裂,情况还好。修理貌似不特殊。

我又看了一遍她的回复,确实,在原始报告里已经提到了这个裂缝,不像楼主说的她没有发现。到这个程度,她的任务就完成了,再进一步,就是结构工程师的事情了。她说的没有错,对她的追究就应该停止了。
