我看了两次房,觉得甚么也不懂。
请问有教训的人,去看房时,应该关注甚么问题?

我只想问这房子我还能出价么?Y的在网上看了两个房子预定看房的时间还没排到就被他人买走了,而后中介告知我,你不必去看房了,曾经卖掉了。

我个别,看方位,朝向,阳光。 周边的环境,交通,路是不是拥堵。泊车是不是便利。房子外面看,厨房,洗手间。查看墙角,是不是有裂痕,发霉点。敲敲墙,看看是否空的,仍是牢固的。。衣柜是否够大!!!反正我也不懂,就是随着本人对比在乎的点看。

有时分看到好的房子,还会在不同的时间点过来看看,就在房子四周绕绕,四周环境怎样,天气好的时分,屋子阳光怎样。

楼上的写得很具体了,我写写我看房时所留意的。
看房以前要对地域,街道,环境,人口构造,学校,犯法率做充沛考察和理解。
1,进门前:看内部四周环境,泊车状况,roof,有无瓦片滑落和缺失,前外墙有无cracks;
2,室内:次要是看厨房洗手间的层次,是不是需求重做,是不是已做double window,centre heating,是不是需求rewiring, re plaster,墙是不是有cracks,特别留意墙纸掩盖的裂痕有可能比你看到的和想像的大得多,所以你要谨慎,还要看墙是不是有damp。
3,后院:也要从前面看roof的情况,看屋顶的烟囱有无歪斜。后外墙仍是次要看是不是有cracks,假如有,这cracks是从墙根开始仍是只是上部,看后花园有无japanese knotweed,有无会对房子构造形成影响的大树。 留意屋宇有无沉降及的总体构造问题和排污零碎。
