1.There are 2 chimney stacks ie one on each gable wall. Both are made of block and are pointed,
(there is cement mortar between the blocks). The west one has a clay chimney pot, the other a
terminal. The chimney pot is open and vulnerable to rain/ blockage by birds. To prevent this, you
should provide an appropriate terminal soon (see section F5).
The cement bedding called the “flaunching” that should (and may) be around the base of the pot
to hold it in place could not be seen. Neither stack has a tray designed to prevent water penetration into the building.
There are horizontal valley gutters behind both chimney at their junctions with the roofs. I could
not see these from the ground but I inspected their underside from within the roof space. Valleys
can be vulnerable to blockages and water penetration: the east one has leaked. A separate
inspection (using long ladders/ scaffolding) will be necessary to diagnose the cause and remedy it
soon.

The pitched roof is covered with concrete tiles laid over a secondary waterproof barrier (roofingfelt). The felt has torn slightly and should be repaired. Otherwise water may get into the roof
space especially during windy weather.
A ridge tile has come off (west gable). This could cause leaks/ be a serious safety hazard and you
should repair it, (see section J).
There is much lichen on the roof which causes blockages.
At the roof verges concrete under the tiles has cracked and should be replaced to prevent damp
penetration. Battens could be rotting but no slipped tiles were seen at the verges.

Front gutters lack sufficient slope. This may prevents the rainwater from draining properly andresult in leaks. You should refix them with an adequate slope. You may have to replace parts of
the system which can be costly.

External walls are made of block with a cavity (two leaves with a gap between).The walls are pointed, (there is cement mortar between the blocks). Particularly at the back thereare cosmetic cracks which should be sealed with a flexible sealant to prevent damp penetration.
The small beam that spans across the top of the window (called a lintel) (over the entrance hall
window) is cracked leaving the steel reinforcement exposed. To repair the lintel properly, you
may have to replace it completely. This will involve taking out and re-fixing the window,
temporarily supporting the rest of the wall, and repairing any disturbed internal surfaces. This can
make the work costly.
The wall cavities are unlikely to be insulated but your Legal Adviser should enquire whether it has
been done and if so check whether this is guaranteed, see section I: otherwise you may wish to
consider retro fitting it. Building Regulation approval would be required/ unless done by
competent person ie Cavity Insulation Guarantee Agency registered, see www.ciga.co.uk.
.The property is of an age where the cavity walls may suffer from wall tie failure. Metal straps
(called wall ties) connect the cavity wall’s faces. These can rust. Then they expand which often
causes horizontal cracks in the mortar beds between the brick/ stones. Walls can collapse.

The roof structure is made of timber. It should be strengthened with diagonal bracing.The roof space has a layer of thermal insulation on the top of the ceiling. This is below current
standards and should be improved. When installing the insulation, you must not obstruct the
ventilation.
The roof space lacks enough ventilation to prevent dampness and which could cause mould
growth and wood rot. You should provide sufficient ventilation soon. This might be in the form of
high level vented tiles (to allow moisture vapour to escape) and low level soffit vents (to allow the
free movement of air).

Old vinyl tiles were seen in the kitchen: they/ are their adhesive may contain asbestos. You should use a contractor experienced in this type of work or an asbestos specialist if they need removing. This can be costly. Could be a safety hazard when disturbed, (see section J). Condition厨房的瓷砖可能有石棉
The east chimney may be redundant. Its flue pipe may contain asbestos fibres. You should use a contractor experienced in this type of work or an asbestos specialist if the flue has to be disturbed or removed.东边烟囱有石棉
I have not seen the Title Plan and do not know the precise position of the boundaries but they
appear to comprise rear timber fences which are in poor order. There is a gate by No 2 which
needs replacing.
Mould was found in the house: this is bad for health and should be cleaned away
with bleach/ hot water prior to redecoration.

There is a single detached garage. It is also block built and is under another flat roof which iscovered with roofing felt. This is in poor order and needs renewal. It also has metal framed
windows with single glazing. They are also in timber frames which are rotting.

你这是survey report直接贴上来了吧 看上去没什么严重的问题 他们往往会把潜在的问题都写出来 看着吓人其实没事

survey report 肯定要把小问题都大化这样他们可以避免承担责任。。。建议找当地builder实地考察给你意见

可以杀价15k,这种问题可大可小,你不修心理有疙瘩,修还是比较放心,漏水的地方必须搞掂啊
