请问大家,中介是否有权在我不在家的时候自己用备用钥匙进我租的房子做房子状况检查?
他们发过一封邮件给我,但我当时不在英国,网络不方便,事后才看到他们邮件,没想到他们就在没有得到我同意的情况下直接开门进去。
没丢什么,但我感觉不尊重,我正常交租,我的PRIVATE住处。
想请教 知道法律上怎么规定的。合规矩吗,他们的做法?

几乎每年都遇到这种事,似乎就是常态,虽然个人认为在一个法制国家里不应该出现,但真不知道英国法律是否允许?

他们之前有发邮件给你确认的,如果你拒绝是可以讲的,你没回就证明默认,而且这个检查在租房合同里有写明,那么签合同的时候你是同意他们这么做的,那么就是说是合法的。

这个要具体的看的,特别是你要仔细看看合同。很多租房合同上都有在你租约前的一到两个月,中介有权利带人看房或者检查房屋。而这种情况下理论上他们提前一定时间知会你就可以去看房了,除非你在收到知会后有跟他们联系说不行。

中介或者房东通知你了就可以了,不能招呼都不打一个就直接闯。
另外你如果不方便可以和中介协商换日子,但是也不能永远拒绝访问,因为中介或者房东需要周期性的知道租客有在正常的维护房子,毕竟你只是个租客,不能抹去房东的所有权。

It seems that they need your permission unless it is an emergency. But they may say that no response from you can be considered as en emergency.

Your landlord does not have a right to enter in any other circumstances unless they have a court order.

我们以前用的中介,不否认不改时间就是默认;P

中介没权利吧?但是物业是可以的,通常进行一些检测或者维护维修的之前,物业会email业主告之原因以及时间,如果业主有任何要求,需要及时告之物业的,不然就当默认许可了,然后到时候物业会带着工人用备用钥匙直接进门干活的。但每次都没丢东西。

就算是是房东要进来也需要提前电话告诉一声啦。更别说是中介

你看看你的tenancy agreement吧。一般来说只要提前24小时给你notice你又不回信反对的话就是正常的
如果觉得不能接受当初就不应该签这个合同
