今天一大早就起床去tower hamlets citizen advice bureau, 8点到的,那时候已经排了不少人了。等了一个半小时终于开门了,每个人都要拿号,按照号码顺序依次见adviser.
其实去了以后才知道,第一次去见adviser也就只能给你提一些general advice,可能是因人而异,我见的adviser人很nice, 但是懂得不多,连deposit scheme都不知道。。囧。。。anyway, 她很同情我的遭遇并且说房东给的list is very ridiculous and he is not going to win. 她帮我预约了下周二见socilitor, 20分钟的consultation是免费的,如果需要更久要单独预约并收费。其实我选择去见完全是为了买个心理安慰,反正走dispute肯定是定了。9月30号发出去的邮件给房东要求填好表格并寄回,10天之后就可以正式跟第三方提出仲裁了。
我做了一个excel表格,针对每一项依次提出反驳并要求提供证据,这个表格我不会发给房东negotiate,而是会直接在下周dispute的时候发给仲裁方,相信仲裁方也会appreciate我的effort,因为会帮助到他们加快审理我的case.

首先,我是通过中介租的房子,押金也有在My deposit scheme上注册,所以搬离房子三个月内是受保护的。昨天收到中介发来的一长串proposed deductions,被惊到了。。加了加总共有5千镑左右!!绝大部分的赔偿都是不合理的,而且根本就没有坏!房子在check-out的时候condition是很好的,check-out report也没有提及有major damage, 最多就是冰箱的shelf有crack等等一些minor damage.
这个是房东给的posposed list。。。
Replace damaged shower screen (we purchased this and your contractor installed it £60 plus installation cost of £40 ie total £100

我已经发了正式邮件给中介,要求提供evidence of deductions, 如果10天之内还是没有收到回复的话,就通过第三方押金机构正式raise dispute. Dispute的流程是2-3个月.
请问有遇到类似情况的朋友吗,你们都是怎样处理的,押金最后顺利要回来了吗?
你们建议请Solicitor吗?solicitor是按小时收费的,一般是200-300一小时,特别贵。但是请solicitor的话写信中介的话事情说不定会得到更快的解决,好纠结。。有什么建议吗?
明天我会去local council, 他们有提供free legal advice, 看看情况怎样,之后我会来更新的。

貌似好多都是正常的wear and tear。不知道房子的具体情况怎样,不过感觉有点多。除了LZ说的 deposit scheme dispute 还有council legal advise,可以试试shelter看看给的意见。 LZ可以对比下刚搬进去时的inventory,看看当时的房子的情况。

能写的这么详细,就已经做好准备了 ,你的押金足够cover 他的维修了,她的维修价钱确实高了一点,估计dps 沟通下来的价格就是把你压金全部扣掉,不赔钱就不错了,求中介联系方式,真负责任

你刚搬进去的时候中介会拍照留底的,具体是不是你们损坏的可以对照照片,看你们也损坏蛮多的,他们没证据就不能扣你们的押金,有证据就可以照规矩扣。

住进去的时候inventory在吗?有否拍照?你自己有否拍照?每一条对着inventory和照片看看有否可argue的地方,逐条反驳或要求证据。而且你说有check out report,那么可以要求房东证明需要维修/赔偿的东西是check out之前被你们损坏的。所有已进行的维修都要看收据,没进行的,需要你们赔偿的维修,如果金额比较大,你们可以自己请相关工种的人给报价,如果和房东那边报价差别太大,可以作为dispute的一部分。
此外,你这里的几个大项目包括:
洗碗机——什么时候坏的?怎么坏的?当时跟中介提过吗?有任何通讯记录留底吗?
淋浴间——中介说有书面记录告诉你们不要用结果你们还用了,是真的吗?
这是你第一回租房子吗?下次长个心眼,住进去的时候仔细检查,一个手指印都不放过,全部拍照留证,并且及时发给中介留底。任何东西坏了,要马上要求修,而且除非真是你们弄坏的,要修的人说明是怎么坏的,是不是经年日久正常磨损或者陈年旧伤。和中介交涉尽量email,都留底。坏了灯泡之类自己及时买了换上。最后搬家走时请个专业清洁公司清洁一次,收据扫描/复印给中介,嫌打扫不干净可以找清洁公司负责。我上次搬家房东想让我赔几百,最后拉锯一个多月,被我们据理力争降到几十。

这种情况楼主根本不用再费事跟中介扯皮了,保留好这个posposed list和一切相关材料及email,直接找第三方押金机构和local council就行了,这是中介的常用伎俩。
我和我朋友刚刚经历过和你一模一样的事,中介发了个离谱的清单要全扣我们2k多押金。收到这个清单邮件后我们直接就上报了第三方和local council,没跟中介费半句话,以为我们好欺负似的。不过最后仲裁下来还是扣了300的清洁费:(
