They are the friendly liaison between you and the sellers agent. They work for you and have all the necessary tools to search & show all the properties in your price range & area. Be specific but also be rational. It doesn't hurt to look at homes a little above your price range because you never know how flexible and motivated a seller will be once you present an offer. While in the home for sale...really look at everything. Be curious and ask every question you wish. If your Realtor doesn't have all the answers, they will find them out. You are entitled to know everything about the home you will be potentially purchasing and a seller must disclose everything to a potential buyer.Make an Offer- Now, you've found the home that satisfies your list and you can envision your life continuing there...now make an offer!! This is an exciting time because you've found an available home that suits your needs. Your Realtor will draw up a standard contract and any additional items can always be added. Be prepared with a copy of your Pre-Approval Letter from your mortgage person or Proof of Funds from your bank in addition to a copy of a Good Faith Deposit Check. These items may not be required but it shows the seller that you are serious and are ready to purchase their property and make it your own. Your Realtor will then present these items along with the contract to the sellers Realtor...then you wait for their response. There will probably be some negotiating back and forth at this time. A Realtor will advise you during this process and remember your Realtor is working with the sellers Realtor to facilitate the deal that will satisfy both parties.During the entire process, always be Positive & Patient and you will get what you want...remember we are in a Buyer's Market!!
